- Q. We have own house. 3rd floor of the house is not build yet. Our neighbor offered us to construct the 3rd floor, He give total cost as a condition that he stay one apartment as rent free for next three years. This floor will became 4 apartment. Another 3 apartment we give rent others tenant. After 3 years we paid her full money which he give for build house and he leave home. My question, is it permissible in islam? Mention that: 1. He get back her full money after 3 years which he give for constructing house as he benefited he will stay rent free. 2. We collect her money from rent price of the rest 3 apartment. 3. If we deny he may keep money in bank and get interest and the interest become close to rent price per month. Please answer as soon as possible.

- Q. We are five partners and four of us are investing money for a business and one will monitor and maintain liason and work physically too. The profit will be equally distributed among us. Our business is mainly with small vehicles and we will give them to a garrege owner who will arrange drivers and security of the vehicles from stealing. The garrege owner will pay us a certain rent for every vehicle everyday and he will also take a certain amount from every vehicle everyday from the drivers. We the investors will manage money to repair the vehicles when necessary. My question, is our income halal in this condition?

- Q. I have huge loans from the bank and have a lot of difficulty of paying the same. I am praying to allah to resolve me of my difficulties of finishing up the loans to the bank.
I have a building in which there are 2 floors vacant and i have refused to let out the building to the banks because thier income is from interest.
I would like to know "can I give the building to the bank and take the income and finish of the loans which are prevailing " is it allowed in islam.

- Q. My brother has taken a jungle resort for lease. the agreement is that he has pay some amount at the end of each year which shall be mutually decided. there is no deposit amount. Is it fine? Also in that resort some guests come and drink alcohol etc. though my brother does not supply.But they get it along with them. Is this permissible? Is running of resorts allowed in Islam?

- Q. I am paying heavy deposit to the owner of a house refundable after three years without any interest agaist which he is giving me his property (house/shop) which I want to rent to third person. After 3 years or as per contract when owner return my deposit, I will release his property. In this case owner is getting deposit for said period which is interest free. I am getting passasion of property for which I am getting rent from third party. This is called "Sub Leasing". Kindly let me know what is Shariyah's ruling about Sub Lease.

- Q. As-Salamu-alaikum Brother, A question about family issue: I am the youngest member of our family and have been in overseas for 5 yrs. I am sending money regularly to home which is good enough for the whole family (my mother, elder brother and elder sister). Although they are earning, that?s not good enough. The problem is that my family members? expectation is increasing day by day and creating psychological pressure. By the grace of Allah, I am earning a good amount of money in overseas, but don?t want them to be dependable on me. Needless to say that I have paid all the loans of my father, that was a huge amount. My question: 1. Is it my responsibility to look after the whole family? (Except my mother) 2. What does Islam say about this? Please answer in detail.

- Q. A person doing welding work at my house had left his welding machine of his own will in my garage for a month as there was work left and raw material was not available. Even though I told him to take his machine back with him, he did not take it since he had other machines. Unfortunately it was stolen from my house. The machine was costly. - Q. Salaamolaikum, I reside in a rented house and end up paying significant money as rent, I do not have an own house. It is difficult to save enough money and then buy a house by paying the whole amount at one go. My other assets are also not enough to buy a house even if I sell all of them. In this context am I allowed to avail a loan from a bank and buy or construct a house and then pay back the money in instalments, knowing that the bank is going to add interest to the principle when getting back the loan? Also this loan will help me in getting significant rebate on my taxable money(income tax).

- Q. can i give my property for rent to any bank. i have some information that you cannot give premises to bank as they are interest based . but all the banks do main business of interest and commission. But my question is that the banks gives profit to government of india(RESERVE BANK OF INDIA) and the same government gives subsidy through public distribution system. gives subsidy to hajis, and gives all infrstructure facilities to people and the money kept of madrasas and masjids which encourage the banks business.Then all above things are jayaz or not jayaz and i have seen that in many muslim countries the preimeses are given to many international banks.

As Salamualaikum Wo Rahmatullahi Wo Barakatuhu, Dear Respected Mufti sahaab, This is Shahbaaz here currently i am staying here in Dubai since 1 year, almost some 8 months back i had a neighbour from some other country, while he was leaving to his country he had given few things like washing machine, bed and a suitecase of clothes to keep with us and he told he will return back in 2 months and collect them, it is almost 8 months now and he has not come back to us. I still have his belongings with me. I dont have his contact number. Kindly issue a fatwa as what i should do. I may go back to my country any time. Also while leaving he had given permission to use the bed and washing machine. Now one of my friend is in need of bed can i give this bed for him for his use.

- Q. I am working in Multinational company. I am living in delhi and needs to relocate to Manesar, Gurgaon becuase my office is going there. Alhumdulillah earning good salary.. But I don't have so much of Cash money to buy buy a home. I pay handsome tax per month approx 20,000 rupees.(As per our sharia we should not pay tax but since we are living in India so we pay it) I have two options to live there. 1. Live on Rent (I need to pay approximately 20,000 rupees per month) Still home will not be my own. 2. I take the Home Loan. I have done some calculation for home loan which is below. If i take home loan of 40 Lac rupees then i have to pay 18,000 rupees interest per month And taking home loan will save my per month tax of rupees 3,750 approx. So with Home loan option effectively i pay 18,000-3,750 = 14,250 rupees interest and after 15 years this home will be my own. Whereas if i don't take home loan then i pay 20,000 rupees per month as rent and still this home will never be mine. Please consider this case alongwith Sharia and specially like we are livinig in India, paying tax.. In this case can we take home loan??? If not, please suggest what is the other option today's muslim have because you know property rates have increased a lot, even i am earning 1 lac rupees i cannot buy a home. Jazaakumulllah...

- Q. Assalamlikum I had a plot of 262 sq.ft., my elder brother told me sell this plot and buy another place (due to some litigation) & sold around Rs.4,97,800/- for this intention to buy another plot in a prime location, more than 6 years back. After selling my elder brother asked for hand loan & I gave hand loan (kharzi hasana) to him Rs.270000/- for 3 month commitment only. Till today I did not get back the money. Even I used hard words after the maturity. He has the money but he is not giving, investing in real estate and earning money with my money. & I am waiting when he will return back my money I will by the plot. Now the land prices are so high & increased 13 to 15 times more in this 6 years timne. Even which I sold the above plot price 15 times increased. Due to block this hand loan money I did not invest the amount in plot. If I invested above sold plot amount in another plot present value will be around Rs.75 to 80 lakhs will get. For this I have lost lakhs of rupees. So requesting to provide me a fatwa above my lakhs of rupees loses. Now how much I have to collect with him? Actual amount or actual amount plus loses.

- Q. Assalamu alaikum I hv a brother. We both are married and having sons. We were living with our uncles after my father's death (my mother's brother) and working under them for the past 15 to 20yrs. Due to misunderstanding our uncles gave our part of inheritance, we were forced to leave ours uncles company. We started our own business but unfortunately it's not doing well. In the mean time we don't have own house and we are still leaving in our uncles flat. We are not comfortable leaving there after coming out. If we want to buy a flat we don't have money to purchase, in the above context please advise whether we can get loan from bank to buy a house or flat. Based on your fatwa we wl do accordingly.
